Magnolia Recruitment has partnered with an established real estate development firm seeking an autonomous, detail-oriented Project Accountant. This is an exceptional opportunity for a self-motivated finance professional to take full ownership of the accounting lifecycle for a portfolio of development projects.
What You'll Do
In this role, you will manage all financial aspects of development projects, ensuring accurate cost tracking and smooth cash management. Key responsibilities include:
- Draw Management & Liaison: Compile and prepare all necessary documentation for construction draws; collaborate directly with the Project Quantity Surveyor (QS) to review draft reports and coordinate with banking partners to fulfill draw requirements.
- Cost Tracking & GL Maintenance: Oversee invoice coding with a high level of precision, maintain development project Trial Balances (TB), and conduct regular reviews and reconciliations of Work-in-Progress (WIP) GL accounts.
- Small Project Oversight: Monitor and track expenditures for smaller construction initiatives, building upgrades, and facility repairs.
- Tax Compliance: Handle the tracking and netfiling of GST for specific project entities.
- Ad-Hoc Support: Provide financial insights and assist with special projects as needed to support the development team.
Who You Are
Our client is looking for an adaptable professional who can hit the ground running with minimal oversight. The ideal profile includes:
- Experience: 1–3 years of hands-on project accounting experience, ideally within construction or real estate development.
- Independence: A proven ability to execute all role-related duties autonomously with very minimal guidance.
- Technical Skills: Advanced proficiency in Excel (including comfort with VLOOKUP, SUMIF/SUMIFS, and SUMPRODUCT). Familiarity with Yardi Voyager is considered a strong asset.
- Soft Skills: Outstanding attention to detail, strong multi-tasking abilities, and a self-motivated mindset that drives you to take true ownership of your projects.
